Today’s Must-Haves in New Construction

The International Builders Show took place recently, and times have changed. What are today’s consumers looking for, according to the Nation’s builders?
Smaller homes, more authenticity, more energy efficient, with a feeling of family and togetherness — oh, and it’s still about the kitchen. A survey conducted among home buyers this year defined the following as the top 10 must-haves:
- Large kitchens, with an island. Buyers still want higher end kitchens, and it’s still a good place to put in the money. Granite is on the bubble however — a must for a lot of move-up buyers, but not worth the money for other shoppers.
- Energy-efficient appliances, high-efficiency insulation and high window efficiency. It’s not just for hippies anymore. Buyers want these green components in their home from the onset so they can save money on energy. The types of eco materials used is lower on the list, ranking less important than these energy efficient features.
- Home office/study. People want this space over a dining room in most cases. And the home media room is gone, at least for now.
- Main-floor master suite. This is appealing to empty nesters, and seems to be gaining in popularity. Upstairs laundry rooms are on the decline.
- Outdoor living room. Outdoor spaces are still gaining in popularity, even in colder climates. People are wanting to spend more time outside.
- Ceiling fans. Yes, really!
- Master suite soaker tubs. Whirlpools have gone down in popularity – not worth the expense perhaps. But the soaker tub is still popular, as are showers with seating.
- Stone and brick exteriors. These are high on the list, unlike stucco and vinyl siding.
- Community landscaping, with walking paths and playgrounds. Gone for now are the days of golf courses, swimming pools and clubhouses. Buyers in planned communities would rather walk around the neighborhood.
- Two-car garages. Three car garages more popular in the move-up and custom categories.
